A beautifully presented four bedroom family house in an elevated position overlooking Underhill Park and Swansea Bay. The property is situated in a private road with parking directly outside and a pretty terrace from which to enjoy the tranquil setting.

The facilities of Mumbles Village and the Promenade are a short stroll down the hill whilst there is two local pubs a very short (and steep) walk to the top of the hill: The Newton and The Rock and Fountain. Access to the property is via stone steps leading from the private road.

Approximately 1km are the local beaches of Langland (10 minutes walk) and Caswell (20 minutes walk), and for the more adventurous the coastal paths will take you further afield to the more remote beaches of Brandy Cove and Pwll Du.

Accommodation: Entrance into hallway with doors off to lounge, dining room, kitchen and downstairs shower room. From the bay window the lounge has lovely sea views and is furnished with a three seater sofa, a two seater sofa, an armchair, a feature fireplace (decorative) with a 48" plasma screen over. There is also a smaller snug room which is furnished with a two seater sofa and an armchair, a 32"plasma TV with Sky/DVD. The dining room has a table and chairs for six a CD player with IPod docking station and further sea views.

The solid wood fitted kitchen is well equipped and has a gas Rangemaster cooker, an integrated dishwasher, a washer/dryer and a free standing fridge/freezer. The newly fitted shower room has a shower, wash hand basin and WC with separate area for cloaks.

Upstairs there are four comfortably furnished bedrooms: a king size, a twin (which zips and links to make up a super king size), a double and a single. The family bathroom is fully tiled and has a free standing deep soak tub, shower cubicle, wash hand basin and WC.

To the rear of the property there is an enclosed paved garden with borders and access to a lane. The terrace to the front of property has a large patio table and chairs.
