Situated in the corner of a quiet cul-de-sac this newly refurbished four bedroom family home directly overlooks Langland Golf Course and benefits from lovely sea views. The home is set within its' own mature and well manicured gardens.

Langland Bay is within easy walking distance (approx 5 mins) making this the perfect location for a family seaside holiday. Langland Bay has something for everyone with Langlands Brasserie serving a selection of Italian food, the Surfside cafe, a selection of water sports, Tennis courts and the coastal path which stretches to Mumbles to the East, and Caswell Bay to the West.

Accommodation: Entrance into small conservatory which has a table and chairs for three. Door to reception/hallway has doors off to downstairs rooms, stairs to the first floor landing, storage and a hall cupboard for cloaks. The newly fitted kitchen/diner has a tiled floor and integrated appliances including: a ceramic hob with fan oven below, microwave, dishwasher, fridge and freezer. From the kitchen area there is access to a covered area (ideal for storing bikes/surfboards and wetsuits) with washing machine and tumble dryer and access to the garden. The dining area has an oak table with six leather chairs, access to the lounge and to the garden/patio through double sliding doors. The lounge is furnished with two leather sofas, an armchair, other occasional furniture and a TV with freeview/DVD.

There are two ground floor bedrooms: a double and a twin. The newly fitted downstairs family bathroom is fully tiled and has a three piece suite with shower over the bath.

First floor: Upstairs there is a bright and airy master bedroom with views over the golf course from one window and views over Langland Bay from the other. There is also a nursery with a cot. The newly fitted upstairs family bathroom has a three piece suite with shower over the bath.

Outside: the garden is partly laid to lawn with borders and paved areas and is enclosed making it ideal for all the family. There is a driveway and garage.
