5 Star - A beautifully presented four bedroom family house with stunning views over Langland Bay and the Golf Course. The property, which has sea views from just about every room, features a swimming pool and is set in mature landscaped gardens with a pool house.

Situated just above Langland Bay, The Rise is completely hidden from view and has security gates into a long private driveway leading to the house. Whilst the attractions of Langland are right on your doorstep, Mumbles is pleasant stroll via Underhill Park or the Coastal Path.

Accommodation: Ground Floor: Entrance into large hallway with doors off to various parts of the house, open stair well and downstairs WC. The sitting room, to the left of the hallway, has a feature fire place with gas coal effect fire, three large sofas, occasional furniture, iPod dock, two rocking chairs, French Windows onto a sea facing Veranda and further French Windows overlooking the lawn and garden.

On the other side of the hallway there is a door off to the dining room, which seats 10 people comfortably, has a feature fireplace with gas coal effect fire and French Windows to a sea facing balcony. The solid wood fitted kitchen is an open plan to the family room and features an island, and a range of integrated appliances including: a ceramic hob, double oven, microwave, dishwasher, and fridge. The well equipped utility room has further fitted cupboards, sink, washing machine, tumble dryer and large American style fridge freezer. The family room has a dining table and chairs for four people a large corner unit which will seat up to six, a digital TV with full Sky package, DVD player, CD player, occasional furniture, a wood burning stove and French Windows onto a sea facing balcony. There are further French Windows to a rear courtyard. To the rear of the property is a lean to conservatory which serves as a play room and has a full size table tennis.

First Floor: The master suite has a super king size bed, dressing room and a large en suite  bathroom with bath, wash hand basin, large shower cubicle and WC. There are two further bedrooms on this floor, a king size and a zip and link twin/super king. Both bedrooms have ample storage and sea views. From the first floor there is a spiral staircase to the second floor. The family bathroom has a wash hand basin, bath, WC, and shower cubicle

Second Floor: The spiral staircase leads to the fourth bedroom which has twin beds, an en suite shower room with wash hand basin and WC, and features French Windows leading to a balcony with sweeping views over Langland Bay.

Outside: Access to the property is via a long driveway with a turning point which leads to a forecourt with parking for several cars. The extensive gardens consist of an enclosed pool terrace with patio furniture and a heated (10 x 3.35m) pool (open from May-September), a secret garden, and a lawned area encased with mature shrubs and leading to the pool house which has a changing room and a wet room with shower cubicle, WC and wash hand basin.

Sleeps 8: 1 Super king, 1 Super king/twin, 1 King size, 1 twin.

Please note the spiral staircase leading from the first to second floor is not suitable for young children or people with limited mobility.
